Telecommunication services
Mobile telecommunications technology has seen a rapid growth in the last decade and continues to develop. With it have come opportunities as well as uncertainties for landlords and landowners concerning the use of their land and buildings to hold and support masts, fibre optic cables or base stations. As mobile technology and its market grows, so does this area of the law but it is still new and so the need for specialist legal advice is pronounced. We have the knowledge and experience to offer crystal clear advice and a comprehensive service including auditing and licensing negotiation. If you would like, we are able to connect you to reputable valuers and surveyors, too.
We are experts in telecommunications services
Crucially, we do not act for any of the telecommunication operators themselves. We are simply concerned with clarifying all the issues that surround the growing telecoms market, from land owner or property owner points of view. Our work for them, often carried out in partnership with auditors and surveyors we are well used to working with, includes:
- information and advice regarding telecoms
- property portfolio auditing
- site valuations
- planning
- lease and license negotiations and drafting
- site sharing
- renewal or termination of contracts
- removal of all operators from site
- recovery of unpaid rental
- site equipment audits
- impartial advice and guidance on the various impacts of accommodating telecoms hardware on your land or buildings
We make it our business to remain totally up to date on government thinking, the debate surrounding the environmental and health implications of the growing telecommunications industry and the reach and impact of the Communications Act.
About telecommunications services
As this cutting edge industry grows, there are clearly financial benefits to be had if you are in a position to participate. However, nobody should go into these arrangements without full access to the information that should influence their decision. This is, after all, a decision that could both affect their land and property now and in the future. It’s certainly the case that this is not a green light to anyone dreaming up a get rich quick scheme, although there are opportunities to make money from the operators who will often pay a premium for the locations they need most. Equally though, threats exist too, for example in the Code Powers afforded to operators through the 2003 Communications Act, which can allow them to install communications apparatus on land and to secure it against the landowner’s rights of renewal.
